What is Serviced Office?

 

An executive suite is a set of individual offices sublet from a larger suite of offices. The executive suite proprietor rents entire floors (or buildings) and leases the smaller office spaces or workstations to businesses that don't need, or can't afford, large space. Some executive suite proprietors offer additional amenities & services and thus have the suite called Serviced Office. This type of space is available on short term, flexible agreements and will come fully furnished and wired ready for you to move in to immediately. 
Serviced Office operation can be divided into the followings types:


1. Agreed with owner, operator divide the larger suite of offices into individual offices to let. This type of operation usually can provide more completed service and support.


2. Operated by owner. Since the property is owned by owner, the price of the office is relatively competitive. 


3. Agreed with owner, current tenant lease out the unused area.  The rent of this type of office is cheaper but may subjected to current leasing contract, e.g. leasing terms.

What are the main differences between Licence Agreements and Lease Agreements?

 

The main difference is the length of the agreement. Licence agreements are usually signed when you rent a serviced or furnished office space. These can be for as little as one to 12 months, making this an ideal temporary solution. Lease agreements cover longer periods of time and are usually signed for a minimum of 2 years. Licence agreements are also very straight forward and do not require a solicitor to get involved. Lease agreements however will require legal advice and involvement.
